Challenging Major Works Project – Fire Compliance Upgrade

Ryan Wilks recently completed a highly complex and technically demanding fire compliance upgrade on a prominent major city site, showcasing the team’s depth of expertise and commitment to excellence.

This project involved significant upgrades and installations across multiple systems and disciplines, including:

  • Replacement and installation of new fire services, including:
    • 9x Smoke Management Fans
    • 29x Motorised Relief Air Fire Dampers and associated wiring
    • 2x New Stair Fan Control Systems
  • Comprehensive commissioning and testing of the fire matrix and stair systems
  • Complete upgrade and replacement of the existing site EWIS systems
  • Major upgrades to both the dry and wet fire systems
  • Replacement of the Main FIP & EWIS Panel, and installation of 9x supplementary floor sub-panels
  • Reprogramming of the fire matrix and override switch systems
  • Decommissioning and removal of the existing Inergen Gas Suppression System across four floors
  • Installation of:
    • 4x new Essential Services MCCs & ATSs
    • New essential services submains rising 16 floors
    • 5x new essential Mechanical Services Switchboards
  • BMS system upgrade
  • Replacement of 40% of fire dampers
  • New carpark exhaust (jet) fan installation
  • Major builder’s works: demolition and refurbishment across all levels
  • Complete knockdown and rebuild of the site’s main air conditioning unit

Due to the scale and complexity of the works, extensive site investigations were required, along with meticulous coordination of existing and new systems. One of the most critical challenges was navigating the physical space constraints within the site. This led to numerous redesigns, option reviews, and innovative installation methods that significantly simplified the site works.

These innovations not only reduced the impact on day-to-day site operations but also eliminated the need for major crane lifts and road closures, greatly minimising disruption to the site and surrounding community.

This project stands as a testament to the dedication, capability, and collaboration of our site team and our trusted long-term subcontractors, without whom the successful delivery of this complex project would not have been possible.

The significance of this achievement was underscored during final witness testing, with the client remarking:

“This project was probably the most difficult I’ve ever been involved in. I would like to thank everyone involved for their support over the last three years in reaching this incredible milestone.”
